Grateful Gatherings Gives Homes

"The month of March was "up, up, and away" for interest rates, April has been far calmer by comparison. The average lender ended the week in slightly lower territory and there was less volatility to boot. Refreshingly, the lower volatility means that weekly surveys were aligned with daily rates in showing the modest drop unlike last week."

Clearly rates are being driven by global factors, not necessarily housing as we're seeing steady activity and increased inventory this week. We asked what our local preferred lender, Hunter Marckwardt of Cross Country Mortgage is experiencing on the lending side:
"We're seeing clients look at other types of products. The majority of loans are always going to be, (shouldn't say always) well the majority of them, are going to be 30 year fixed. But, we are seeing people go into ARMS and we're also seeing people do interest-only products. Something we're doing more of right now is literally the whole concept of 'buy before you sell'. They're choosing an interest only product to get into, and then when their home sells, they simply pay down the balance so they don't need to go through a refinancing process. So that's something that we're starting to see more and more of, which is a great option!"
SPRING IS SPRINGING!

In between my boy's baseball games, meal prep, carpools, and of course real estate, I love planting my raised beds. This year I'm fortunate to have newly blooming lavender, thriving mint, thyme and more! These containers are easy to find at our local Concord Feed, they make my side yard feel useful and happy. I especially love clipping the mint for my water bottles! - Sarah

This is a spring throwback for me! Back in 2021, we embarked on the project of raising hens, sourcing a new coop, and loved the experience from start to finish. My kids were 17 years old at the time which I initially thought was past their time of enjoying something like this. We truly feel that Lafayette is like living in the suburbs of France at times, a quiet rural sophisticated close to town and bigger cities lifestyle! Thankful for the guidance of my friend and Lafayette's White Barn Home store owner who encouraged us. - Wendy
